HAPPY FALL!

The days are slowly cooling…the leaves are turning…the season is changing…

The ERHA Board has been busy finishing summer projects and preparing for winter!  We undertook a significant fence program this year.  Riverbend Road perimeter fence (from Rabbit Hill Road to Henderson Park) was stained and numerous boards were replaced.  This is a very expensive and time-consuming project.  It is imperative that ALL homeowners take care of their fences - both on the perimeter and between homes!  If properly stained, the boards last significantly longer.  We also installed/replaced/repaired caps on the posts.  There is an ongoing challenge to prevent small birds and pests from burrowing in the posts and destroying them.  We continue to do all that we can to maintain and preserve this expensive obligation.

Our landscaping was, once again, beautifully managed by River City Landscaping.   They will soon be doing fall cleanup at the entrances and on the medians throughout Eagle Ridge.

Lighting at the Tower was assessed and repairs made to the big spotlights.  We are reviewing options for the base lights as well.

We are excited to be launching a redesigned website in the coming weeks!  The website address and e-mail are not expected to change but please watch your e-mail for updates.  We are making the site more ‘user friendly’ with key information easier to access.  We are also working on a section for Eagle Ridge homeowners only!  This will be a Bulletin Board style, where you can submit things to be posted…a service needed/provided, a garage sale date, etc.  It will not be a buy/sell  If you haven’t provided your e-mail address, please send it to: email@ERHA-web.com.  This will help us to keep you informed of happenings in the community!

At the request of several homeowners, the Board has compiled a list of  Trades that are frequently requested.  THE BOARD DOES NOT ENDORSE THE LISTED BUSINESSES.  The list is provided as a courtesy and the businesses are ones that have been used/recommended by your neighbours!  

FALL YARD CLEAN UP

City Bylaws to keep in mind!

The City of Edmonton has two main bylaws that help ensure that

Residential private property is kept clean and maintained.

  • Community Standards Bylaw that helps ensure that people keep their property and buildings tidy and in good repair, and that winter sidewalks and fire pits are safe.  Learn more about your responsibilities when it comes to maintaining your property, and how bylaw enforcement can help.
  • Nuisance Bylaw deals with the control and enforcement of untidy, unsightly, offensive, dangerous conditions on private property.  Unkempt properties can lead to decreased property values, untidy neighbourhoods and complaints from neighbouring residents and businesses  Keeping your property in good repair is the responsibility of every property owner.  The types of nuisance conditions on private property cited are:
  • Excessive accumulation of materials 
  • Building and construction materials; appliances (large and small); boxes; tires and vehicle parts; old bikes, toys, etc.; garbage and loose litter.
  •  Damaged, dismantled or derelict vehicles
  • Long grass or weeds higher than 10 cm
  • Building in disrepair - Showing signs of serious disregard, damage or general maintenance and upkeep; any graffiti on the building.

ANNUAL FEES

As approved at the AGM in June, 2022, fees are increasing to $250/year effective January 1, 2023. With rising costs we have had to adjust to increased prices in order to maintain current levels of service and possibility of potential enhancements.  We endeavour to maintain property values by preventing collapsing fences, vandalism, graffiti, etc.  

Invoices for annual fees will go out in November for payment due January 1, 2023. Fees have always been due Jan. 1 but invoices were not sent out until early January.  As we operate on a calendar fiscal year, we need to ensure collections are complete early in the year!  Payment may be made by e-transfer or cheque.  Information will be on your invoice.  If you have concerns regarding payment due or due date, please contact the Administrator at:  email@erha-web.com

ROLE OF ERHA BOARD

The operation of your homeowners association is governed by a board of volunteer directors. The Board is elected by the community to oversee the daily functions and financial responsibilities of the HOA. The Board is also responsible for maintaining members’ compliance with the established covenants and bylaws of the HOA. They have specific provisions regarding what can and cannot be done on your property. Please take the time to read through the Bylaws, Restrictive Covenants and Architectural Guideline documents you received during the home purchase process. Copies are available on the ERHA community web site. 

The ERHA Board is here to help maintain the quality of our neighbourhood. Its function is to evaluate the plans for all exterior landscaping, repairs and remodelling (such as painting, decks, fences, trees and bushes, replacement roofs, etc.)All modifications to the exterior of your property, including repainting with different colour, must be submitted to the Board for approval before any work begins. If work is started without prior approval, the homeowner risks being cited for a covenant violation and may be required to alter or remove the changes at significant additional cost. 

Neighbours have asked for a list of potential vendors for a variety of home services.  The ERHA Board DOES NOT ENDORSE any of the vendors but are providing names that have been used by neighbours in Eagle Ridge, and who have recommended them to others.

All residents of Eagle Ridge are encouraged to purchase a Community League Membership. They are available at: TRAC Office or online. Family $45, Single or Couple $35, Senior Single $25, Senior Couple $30.

WASTEWISE 

 Remember to ensure your Food Scraps Cart and Garbage Cart are out on the appropriate pick up dates.  They will NOT be emptied if they are not closed tightly.  Please store out of sight from the curb (garage, behind fence).

COYOTES

We have seen increasing numbers of coyotes on neighbourhood walkways, in  Henderson Park, and along Heffernan Drive. As winter approaches, we will likely see more in the area. They can jump fences (yes, 6ft ones!) Small animals (cats, dogs, rodents) can become prey.  Don’t leave garbage accessible (including waste where rodents might house).  And please, DO NOT FEED wild animals.  If you witness anyone leaving food out for any wild animals, please contact Alberta Fish and Wildlife.

*PLEASE NOTE: not all stain providers can use these codes.  We have noted two providers who have done color match on the Vendor List. 

ROOF MATERIAL(Architectural Guidelines 3.0)

The roof is to be untreated cedar shakes, cement tile or certain stone-coated steel products in specified profiles and colours as indicated below. Other similar textured stone-coated steel products will be considered on written request with supporting information, including addresses for viewing the proposed product.  More detailed information is available in the Architectural Guidelines on the website.

RECREATION  EQUIPMENT/VEHICLES  AND COMMERCIAL VEHICLES in excess of 3/4 ton capacity shall not be stored on any property for more than 48 hours unless in a garage. 

This includes boats, utility trailers, travel trailers, etc.
